Besides choosing the right home design and the right homebuilder, choosing the right lot is a critical decision, so you can truly enjoy your new home. Following are items that should be taken into consideration when choosing your building site.
Location, location and location are the first three most important things to consider. When choosing your lot, determine if this is the location you love. Would you buy your home if it were already completed on this site?
Does the home design and lot work together like a good marriage? Often times a beautiful lot and beautiful home design are not beautiful together. Make sure the home design fashions itself to the property. Keep the final product in mind while working it from completion back to its start.
Are there site advantages that you are missing? Is there a slight slope that would lend itself to a daylight basement or walkout? Do you want a daylight basement or walkout and are not sure if it will work? Are there beneficial trees or trees that have to be removed? Where is the view? Where are the neighbors? Where is the natural sun exposure?
Southern sun exposure is talked about much and understood not enough. Natural sunlight can be an awesome feature if harnessed right. It can also be disappointing if used wrong. Consider a backyard deck. Is it great to have sunshine warming you by a swimming pool, or are you going to fry when trying to enjoy grilling out? Each person's lifestyle is different, and this is going to determine how this area is going to be used and enjoyed.
Are you locked into only one specific builder if you buy the property? If so you are giving up flexibility, choice and the freedom to choose the right builder for you. If you like the developer/builder relationship, then it is great. If you don't, you'd better think twice. Although you may save money buying the lot, it may cost more in the long run if you don't chose the right builder.
The bottom line is that you should be aware of these items and more when choosing your lot. Good builders will have experience with site layout and design. They will visit your lot before signing contracts. They should examine the site and if necessary layout the perimeter of the home and shoot elevations with you in the design stage.
A good builder will be able to help advise you and help you achieve the fullest potential for your property. They may even help save you from buying a problem property.
